1.) How to clean a shower floor waste.

2.) Find a water leak under the bath tub.

A Water leak under from under bath saturating the floor area as a result of a leaking bath tub waste. We know this because after a period of time the built up water under the bath stopped running out of our penetration as it reached the finished floor level of the bathroom.

If this water leak was a result of a leaking pipe or plumbing joint it would be a caunstant leak resulting in the water your seeing contuning after the bath tap was turned off.
An alternative method would have been to preform a dye test that will positively tell you whether or not your waste or trap is leaking.

3.) Blistered paint raises moisture issue from drummy wall tile – what is a drummy tile.

Blistering and peeling of internal wall paint due to moisture penetration due to the debonding of the wall tiles within the shower area on the adjacent wall.

The paint blisters and peels from the substrate as it loses adhesion due to the moisture originating from behind the paint film forcing its way through the paint film can create this type of paint failure.

4.) Detect the difference between Drummy floor tiles and a debonded screed.

Listen to the difference between adhered floor tiles (solid dense sound) and drummy floor tiles (hollow sound) when being tapped with an object. The in-between sound is a drummy screed.
You can tell the difference between a drummy tile and drummy screed because when you place a couple of your fingers on the tile your tapping if you cannot feel any vibration in the tile but hear the hollow sound it indicates the screed has de-bonded from the substrate.
If you feel the vibration within the tile it indicates the tile has de-bonded from the screed.

5.) Pressure test of shower assembly reveals a leaking shower tap spindle.

We show a leaking tap spindle, discovered during a pressure test as part of our standard seal service. The leaking into the wall resulted in wet carpet in the adjacent bedroom. Tap service provided and tap penetration seal to prevent surface water entering.

6.) DiaOseal Australia – fluoresceine flood test (dye test).

The ensuite shower was used 7 hours prior to our arrival and the main shower had not been used since the day prior to our arrival time. This Leak has been ongoing for 2 years.

Our technicians arrived on site at 3:35PM and were given access by the occupant of the premises. The shower recesses service by Shower Repairs Plus were visually inspected for any obvious quality control issues and factors which could contribute to further water seepage or migration from the showers.
At this time we noted Bleed Back to the main shower. This was rectified while onsite.

The garage rear brick wall and ceilings were inspected, located below the bathrooms containing the shower recesses in question. Free water seepage was evident to the rear brick of the garage and from the exposed floor joist above and gyprock ceiling. This water continued to drip the entire 3.5 hours our technicians were onsite.

The technician proceeded to remove the tap ware from within the main and ensuite showers for the purpose of pressure testing the bridging piece and inspecting through the wall tile and lining penetrations for any visible signs of leakage. No visible signs of leakage.

Both the main and ensuite showers were then flood tested with fluoresceine and left for a period of 3 hours. During this time no evidence of seepage or migration from the shower recess was observed.

Conclusion: DiaOseal opinion based on the above is the continual seepage into the garage area is not from the main or ensuite shower recess above. Based on the saturation of the area within the garage any fluoresceine from the showers would have been apparent within a lesser period of time.
